Realty Specialist

Responsible for maintaining, updating, distributing, interpreting and implementing real property management policies and procedures impacting the use, acquisition or disposal of real property (Government-Owned or leased) within the Great Plains Area. Ensures that all legal requirements concerning real property matters are met and fulfilled. Prepares applications for leases, revocable licenses, use permits, easements, etc. for use by IHS or for use of IHS-controlled property by tribes and third-parties. Responsible for maintaining, updating, and implementing the Internet Quarters Management Information System (iQMIS) and providing technical assistance regarding quarters procedures, policies, requirements, and tenant issues. To qualify for this position, your resume must state sufficient experience and/or education, to perform the duties of the specific position for which you are applying. Experience refers to paid and unpaid experience, including volunteer work done through National Service programs (e.g., Peace Corps, AmeriCorps) and other organizations (e.g., professional; philanthropic; religious; spiritual; community; social). You will receive credit for all qualifying experience, including volunteer and part time experience. You must clearly identify the duties and responsibilities in each position held and the total number of hours per week. Qualifications:
GS-07:
Your resume must demonstrate at least one (1) year of specialized experience equivalent to at least the next lower grade level in the Federal service obtained in either the private or public sector performing the following type of work and/or tasks:
Prepares basic realty actions for review and approval. Performs research and updates on existing realty documents and quarters information i.e., lease renewals, transfers, permits, revocable licenses, quarters agreements. Coordinates records for compliance with established guidelines. Maintains and retrieves information from data systems. OR, 1 full year of graduate level education (18 semester hours, 27 quarter hours or equivalent), OR, Superior Academic Achievement GS-09:
Your resume must demonstrate at least one (1) year of specialized experience equivalent to at least the next lower grade level in the Federal service obtained in either the private or public sector performing the following type of work and/or tasks:
Prepares realty documents of moderate difficulty for review and approval i.e, (transfer agreements, new lease requests, property vouchers, quarters policies and procedures). Work with Area and Service Unit staff to assure appropriate realty instruments are being used for realty actions. Reviews staff housing information and provides assistant to tenant managers. Ensures compliance with real property activities. OR, Master's degree or equivalent graduate degree, OR, 2 full years of progressively higher level graduate education leading to such degree GS-11:
Your resume must demonstrate at least one (1) year of specialized experience equivalent to at least the next lower grade level in the Federal service obtained in either the private or public sector performing the following type of work and/or tasks:
Performs site and document reviews/inspections for compliance. Recommends corrective action or changes needed. Identifies and prepares appropriate realty documents. Works with Service Unit, Area, HQ, or other agency contacts with determining appropriate realty actions, options and legal instruments needed. Prepares complete packages for submittal including environmental review, legal land descriptions, title status review, and other clearances, to ensure compliance. OR, Ph. D or equivalent doctoral degree, OR, 3 full years of progressively higher level graduate education leading to such a degree You must meet all qualification requirements within 30 days of the closing date of the announcement.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
